How much do I need to get started?


These are investment properties and as such you will require a down payment of 25% of the purchase price.


Are these properties available to Foreign Investors?


Yes.  The important point to note is that non-residents are required to make a 40% down payment.  Financing, if required, is arranged through Canadian Banks.


Do I have to arrange my financing?


Normally we will assist you with arranging financing as this makes for a more efficient process.


Do you provide opportunities across Canada?


We provide opportunities nationwide. We also offer International opportunities occasionally.


Are your Investment opportunities marketed to the general public?


These opportunities are only available to our Investor clients and their family, friends and colleagues who are referred to us.


Do I need to hire a lawyer?


We arrange legal representation for you on all projects.


Are these purchases partial or full title ownership?

Who manages the property?


A Property Management company hired by the Condominium Board made up of owners.


Can I sell my property at any time after possession?


Absolutely.  No different to selling your home. We can also assist with this process.


Are these opportunities cash-flow positive?


We strive to offer properties which are cash- flow positive or close to break even.


What are my monthly expenses?


Condo fees , property management fees, property tax and mortgage re-payment if you are financing the purchase.


Will you refer us to Investors who have been doing this for a number of years to investigate what level of success has been achieved?

Do the purchase prices reflect market values?


Pricing is generally set below appraised values to offer our Investors an added bonus.


How is the rental income paid to the owner?


Rental income net of expenses are paid automatically into your bank account and you receive a monthly statement from the Property Manager.


Can I purchase jointly with a friend or several friends?


Yes.


Can I use the power of my RRSP to purchase these opportunities?
